Terms of Service

HOLM is operated by AI STUDIO 10, LLC, a Florida limited liability company with its principal place of business at 830 Brickell Plaza, Miami, FL 33131.

By creating an account or using HOLM, you agree to these terms and to our Privacy Policy. If you’re signing up on behalf of a company, you confirm you have the authority to bind that company to these terms.

HOLM provides an AI-native property management platform for short-term rental operators. Features are described on our product pages and in your subscription plan.

We may update features, add new ones, or retire legacy ones. We’ll give you reasonable notice for material changes.

You’re responsible for your account credentials and for any activity on your account. You must notify us promptly of any unauthorised access.

Keep the contact details on your account accurate. Admin notifications, including billing and policy changes, are sent to those addresses.

You agree not to:

• Use HOLM for any unlawful, harmful or fraudulent purpose.
• Upload content you don’t have rights to, or that infringes the rights of others.
• Attempt to probe, scan or test the vulnerability of the platform without authorisation.
• Interfere with or disrupt the integrity of HOLM, including by introducing malware or bypassing security.
• Use HOLM to send unsolicited bulk messages or to violate channel partner policies.

We may suspend or terminate accounts that violate these terms, especially where there’s risk to guests, operators or the platform.

HOLM’s AI agents act within policies you define. Even so, as the operator, you remain responsible for decisions taken on your account and for compliance with local laws governing short-term rentals, taxes, guest communication and marketing.

We provide audit logs, reversals and human-in-the-loop checkpoints so you can supervise effectively. You agree to review and act on escalations in a timely manner.

Subscription fees are per property, per month, at the tier you select. Annual plans are billed annually in advance; monthly plans are billed monthly in advance.

All fees are exclusive of applicable taxes. You’re responsible for any taxes due in your jurisdiction, which will be added to your invoice where applicable.

If a payment fails, we’ll retry and notify you. Repeated failure may lead to suspension of the service.

You own your data. We use it only to provide, secure and improve the service, as described in our Privacy Policy and DPA. On termination, you can export your data within 30 days.

HOLM, its name, design, code and intellectual property belong to HOLM AI or its licensors. We grant you a limited, non-exclusive, non-transferable licence to use the service while your subscription is active.

We provide the service with reasonable care and skill and take our uptime commitments seriously. Beyond what’s written in these terms, we don’t give other warranties — the service is provided “as is”.

We do not warrant that the service will be uninterrupted, error-free, or that it will meet every one of your specific requirements.

To the extent permitted by law, our total liability to you in any 12-month period is limited to the fees you paid us in that period.

We’re not liable for indirect, consequential or special damages, including lost profits, lost bookings or loss of goodwill. These limits don’t apply where prohibited, for example to liability for death or personal injury caused by negligence, or fraud.

You can cancel your subscription at any time in-app. We can suspend or terminate for material breach, with notice where reasonable. On termination, sections that by their nature should survive — including confidentiality, data, IP and liability — continue to apply.

These terms are governed by the laws of the State of Delaware, with exclusive jurisdiction in the state and federal courts located in Delaware. If you’re a consumer, you may also benefit from local mandatory protections.
